Q. What is Belizean Cove Estates?

A. Belizean Cove Estates is a collection of luxury villa units that combine the privacy and exclusivity of a tropical house rental, with the comfort and convenience of Front Desk and Concierge Services during the day. We are not a resort and we do not have a restaurant, bar or gift shop onsite, only registered guests are permitted on our property.

Q. Where is Belizean Cove Estates?

A. Belizean Cove Estates is located on the island of Ambergris Caye in Belize, Central America.  Ambergris Caye is the largest of many islands in Belize and is Belize’s most popular tourist destination.  San Pedro is the only town on the island.  Belizean Cove is ideally located just 3 miles north of San Pedro town, away from the hustle, bustle, traffic and noise, but still easily accessible via golf cart, bicycle or water taxi.

Q. How do I get to Belizean Cove Estates?

A. The first step is to get to Belize. Belize’s International Airport is named Philip Goldson International Airport, code (BZE). Airlines that service BZE include: American, Avianca, Delta, United, TACA, Southwest, COPA and Tropic Air.

Guests arriving to Belize must transfer via regional flight to the island of Ambergris Caye. The island’s airstrip is located in San Pedro town. We are pleased to arrange your regional flight; the cost of US$157.75 pp. will simply be added to your account for payment upon departure.  Please note that we do not assess a fee for booking your flights; this is simply a service we provide to our guests.

Once you land in San Pedro, Ambergris Caye, our representative will meet you and will send you up to our property on the next available transfer.

To have us book your regional flight, please forward your international itinerary and full names, and we will respond within 48 hours with your flight confirmation and instructions.

Please note: Should you decide to make your own transfer arrangements between Belize City and San Pedro, you must provide the details to our office no later than 72 hours prior to your arrival in order to be included on our complimentary transfer schedule between San Pedro Town and our property, failure to do so may result in non-availability of transfer service.

Q. Can you accommodate large groups such as girl’s getaways, family reunions, weddings etc.?

A. Yes, we are pleased to accommodate groups up to a maximum of 40 guests as well as provide full event planning services.  Please note that in order to respect the privacy, peace and relaxation of all guests; we may require a buyout for groups exceeding 20 guests.

Q. Can you accommodate smaller groups/families or couples?

A. Yes, many of our units are designed so that they can also be rented as 1-bedroom or 2-bedroom villas or a standard room. It’s important to note these configurations may not include kitchen and other facilities. Please email us with your dates and requirements and we will respond within 24 hours with your options and rates.

Q. How far is Belizean Cove Estates from San Pedro Town?

A. We are located approximately 3 miles north of San Pedro Town outside of the hustle and bustle, yet still accessible to town via water taxi, bicycle or golf cart.

Q. During my stay, how can I travel to/from San Pedro Town?

A. During the day, between the hours of 8am and 4pm, guests can take advantage of complimentary bicycles to get to/from San Pedro Town.

Golf Carts are also a great way to explore the island and the vast majority of our guests will have us arrange a golf cart rental for the duration of their stay.  Please email us at to request golf cart information and rates. Please note during times of high occupancy such as Easter and Christmas, pre-bookings are strongly recommended to avoid disappointment.

Should you wish to travel true island-style, the Coastal Xpress offers reliable water taxi service between Belizean Cove and town several times per day.  Tickets can be purchased at our Front Desk and charged to your room account or you can simply pay cash on board.  The cost is currently US$6 per person, per trip.  For an overview of the Coastal Xpress service, please visit:

Q. What’s included with my stay?

  • Transfers between San Pedro Town and our property when booking your regional flight through us.
  • In-room purified drinking water.
  • In-room coffee, tea, sugar and coffee creamer.
  • Shampoo, Conditioner, Body Wash, Soap and Lotion.
  • Use of Kayaks and bicycles between the hours of 8am and 5pm.

Q. What amenities are in my room?

A. All villas feature ceiling fans, air conditioning, WIFI, Cable Television including all major networks and specialty channels including HBO and movie channels, full kitchens, quality linens and towels, gorgeous views and more.

Q. We want to document our trip, can we bring our drone?

A. At present, there is a moratorium that prohibits the temporary importation of drones in place by Belize’s Department of Civil Aviation.

Q. Do you provide robes?

A. Yes, we provide robes for the duration of your stay. Should you wish to take one home, please inform our Front Desk, the cost of US$75 can be added to your room account.

Q. Does my room have a kitchen?

A. All rooms are outfitted with spacious kitchens featuring a full size refrigerator/freezer, full size range/oven, microwave, coffee maker, toaster, blender and basic crockery, cutlery and cookware. Your kitchen will be furnished with basics including purified drinking water, salt, pepper, coffee, tea, sugar, coffee creamer and paper towel in advance of your arrival.

Q. Can I have my villa provisioned in advance of my arrival?

A. Yes, you can provision your suite with a wide variety of food and beverage items including alcohol. Additionally private chef services can be arranged with adequate advance notice. Please visit Belize Grocery or Mata Grande Grocery.

Q. What are my dining-out options?

A. In addition to a variety of restaurants located in San Pedro town, Belizean Cove guests enjoy signing privileges at the following establishments located within walking distance of our property.

Coco Café       Located at Coco Beach Resort, Coco Café offers hot breakfasts, quick grab bakery items and a small selection of sundry items, open 7am to 3pm daily.

Coco Blanca    Located at Coco Beach Resort, Coco Blanca offers take out and dine-in lunch and dinner service, open 11am to 8:30pm daily.

Island Tavern Located at Belizean Shores Resort and open seasonally, Island Tavern serves full breakfast, lunch and dinner daily.

Q. How can I find out about diving, snorkeling and other adventure opportunities? 

A. Our Guest Services Concierge can assist you with information regarding the numerous adventure opportunities, both inland and marine, that Belize has to offer.

We are fortunate to partner with a 5-star PADI Dive shop,  as well as a highly rated Inland and Marine tour operator, Tuff E Nuff Tours, to cater to your adventure desires.

You are welcome to book directly or have our concierge arrange your tours in order to have the charges posted to your room account, it’s your choice.

Q. Can I bring my pet?

A. For the safety and comfort of all of our guests, pets are not allowed. There is a boarding facility in San Pedro Town that can safely house your pet while on the island. Please contact us for more information.

Q. Do you have a pool?

A. Yes, we have a lovely pool onsite which is reserved for the exclusive use of our owners and registered guests. Running, diving, dangerous stunts and glass containers are not permitted. Guests are asked to observed quite time after 9pm.

Q. Does the property provide beach towels?  

A. Yes, we provide 1 beach towel per person; these will be in your villa upon arrival.

Q. What are the office hours?   

A. Our Front Desk is open between the hours of 8am and 6pm daily. After hours our Guest Services Concierge is on call for urgent matters.

Q. How about WIFI?   

A. Complimentary WIFI is provided in all suites. Please note that the WIFI service in Belize is not as fast or reliable as you may be accustomed to. You will be able to check and send emails and post pictures on Facebook to update your friends, but you should not expect to download large files or stream entertainment during your stay.

Q. What is there to do?   

A. Many of our guests will be out on the water during the day while others may be enjoying mainland adventures. For those with less lofty aspirations we recommend: sleeping in, swinging in a hammock with a good book, enjoying the sun poolside, taking advantage of the complimentary bicycles or kayaks, booking a massage, heading to town for shopping and bar-hopping or learning how to prepare an authentic Belizean meal in your suite.

At night, our area is generally quiet.  Some guests head to town or bars within walking distance such as V-Bar, while others will enjoy stargazing from the dock or retire to their room to relax.  All rooms are equipped with Cable TV featuring all major USA Networks as well as HBO, Showtime, ESPN, and Encore Movie Channels.

Q. Is there a spa onsite?   

A. Spa services, including massages, manicures, pedicures, and facials, can be arranged via our mobile spa service. Manicures, Pedicures and Facials can be done in your suite while you have a choice of in-room, on your balcony or on property for massages. Treatments can be pre-booked or arranged once you are onsite.

Q. What should I pack?   

A. Life on the island is casual and relaxed, so you should pack comfortable clothing and you may wish to pack your own dive gear. Insect repellent and sunscreen are a must along with any medications and personal items such as eyeglasses, contact lenses and contact lens solution. A flashlight and light rain jacket can come in handy when Mother Nature strikes.

Q. What’s all the fuss about Sea Grass?   

A. We’re not sure, as most divers are aware Sea Grass is a vital part of the eco system. It’s important to us that our guests are aware the sea beds in Belize have Sea Grass or "Turtle Grass" growing, this is harmless and in fact is an important part of Belize’s ecosystem. This grass is able to grow in our shallow waters as we have such strong protection from the World's second largest barrier reef. This means Belize doesn't have those traditional walk in beaches like Cancun for example, nor do we have those black-flag, strong undertow days where you can't safely swim. Our waters are warm, calm and shallow for quite a ways out. Many of our guests enjoy swimming off of our dock. During your stay on Ambergris Caye, you will see locals as well as tourists swimming off of the island’s many docks where the water is deeper.

Q. What about the Sargassum Seaweed I have read about?   

A. Periodically, coastal areas of the southern USA, Mexico, Central America and the Caribbean will experience periods of Sargassum Seaweed washing ashore.   Sargassum comes from the Sargasso Sea in the middle of the Atlantic Ocean and is normally kept at bay by water temperatures and currents.  We work diligently to keep our area clear however guests should be aware when visiting coastal areas that seaweed may be present.

Q. Are there any taxes or fees associated with travelling to Belize?    

A. All visitors to Belize are required to pay a departure tax when leaving the country. The cost is US$39.25 per person. In most cases this charge is included in your international ticket; please check with your airline.

Q. What about money?     

A. Belize currency is fixed to the US dollar at US$1 = BZ$$2. US cash and major credit cards are widely accepted. At Belizean Cove, charges incurred from our Mobile Spa service, tours and golf cart rentals arranged through our concierge, can all be charged to your room for easy payment upon departure. Please note that the nearest ATM is located in San Pedro Town.
